Why Use A Buyer's Broker?

With the abundance of properties available in today's marketplace and the potential legal pitfalls involved in purchasing a home, it's more important than ever to utilize the services of a professional in buying a home.

For example, in Arizona, there is currently no Agency disclosure law.  This means that unless the buyer has a real estate agent under a contract, sometimes called a "Buyer's Broker Agreement", that the agent usually is working in the Sellers best interests and not yours, and...he is not legally bound to reveal this to you!

With a Buyer's Broker Agreement, the Real Estate agent is bound to the buyer & not the seller, and can work completely in your best interests.  This makes negotiating much easier and best of all, it usually costs the buyer NOTHING!

Your agent is familiar with pre-qualifying for financing, searching for properties, writing binding real estate purchase contracts, locating the correct financing package, obtaining accurate home inspections, verifying zoning & use requirements, locating competent appraisers, negotiating all aspects of the agreement with the seller or the sellers agent, the offer and counter-offer process, opening and closing escrow, all aspects of the real estate transaction.  Having an agent is just plain good sense.

Beginning the Buying Process (the smart way)

Pre-qualifying

Early in the process, the agent will assist you in determining what type of financing package would best fit your needs.  This often depends on what type of property you are looking for.  We will help you find a lender and refer you for  formal pre-qualification.  This can usually be accomplished with a simple 20 minute phone call and it's FREE!

Pre-qualification will tell you, depending upon the payment that you desire, what price range would comfortably fit your lifestyle.  With this information, you will not waste precious time and energy looking at properties that can not fit your needs, or that may be unobtainable.

Also, being pre-qualified makes you a much stronger buyer!  Many sellers simply won't allow their properties to be shown to unqualified people.
